Hinchinbrooke, rural Haut-Saint-Laurent

Hinchinbrooke is a township in the Haut-Saint-Laurent, in southwestern Montérégie, surrounding the town of Huntingdon and touching the New York State border. Its 150 km² are agricultural and forested, crossed by the Châteauguay River and by concession roads laid out in the 19th century. About 2,300 people live here, with no village core of its own: services are in Huntingdon, minutes away, and in Ormstown.

From Montréal the drive takes one hour via Autoroute 30 or the Honoré-Mercier Bridge, then Route 138. The Herdman border crossing, within Hinchinbrooke itself, connects the area to Chateaugay, New York; Plattsburgh is about 1 h 30. The landscape has changed little: stone and brick homes of Scottish and Irish settlers, sugar bushes, cropland and mature woodlots.

Agricultural zoning (CPTAQ) covers most of the territory; residential properties usually exist under acquired rights or within designated islands, which must be verified file by file. The Châteauguay River, not navigable for large boats, offers canoeing, fishing and a protected shoreline strip.

The typical buyer is looking for a large lot — several acres to several dozen — with a character home, for a remote-work primary residence, a secondary home or a small-scale agricultural project. The land-to-price ratio has no equivalent within an hour of Montréal.
