Understanding the indicators

Median price

It splits transactions into two equal groups. It describes a market, never the value of a given property — and certainly not that of an atypical one.

Active listings

The number of properties on offer at a given moment. This is the fastest-moving indicator and often the first sign that leverage is shifting.

Days on market

The average number of days between a property going to market and the acceptance of a promise to purchase. A lengthening often precedes a price adjustment within a segment.
