Grenville-sur-la-Rouge, between the Rouge and the Ottawa

Grenville-sur-la-Rouge is the westernmost municipality in the Laurentians, on the border with the Outaouais. Its territory of nearly 330 km² stretches from the Ottawa River in the south to the forested hills along the Rouge River. About 3,000 people live here, spread between the village of Calumet, the Pointe-au-Chêne and Kilmar sectors, and long rural concession roads.

Autoroute 50, completed in 2012, changed access to the area: Gatineau and Ottawa are one hour away, Montréal about 1 h 15 via the A-50 then the A-15 or A-13. The Long-Sault Bridge links Grenville to Hawkesbury, Ontario, where a hospital, large grocery stores and regional services are ten minutes away.

Zoning is varied: residential in the village and along the main roads, agricultural on the concession lands, forestry and resort in the hills. Large land assemblies — several contiguous lots totalling tens or hundreds of acres — are still available here at prices no longer found in the central Laurentians. The Rouge River, known for its rapids, draws rafting and kayaking enthusiasts.

Two buyer profiles meet here: the investor or operator seeking multi-use land, and the Ottawa-Gatineau or Montréal household wanting a primary or secondary residence on a large wooded lot within reasonable reach of both cities.

We represent two properties in the area: a 190-acre land assembly on the 2e Concession and a recent log home on chemin Kilmar.
