Montréal, from downtown to the island's shores

The island of Montréal has two markets we follow closely, serving different buyers: penthouses in the centre and waterfront homes at the island's ends.

In the centre, Old Montréal and Griffintown concentrate the high-end condominium market. Old Montréal offers conversion buildings and a few recent towers between rue McGill and Place Jacques-Cartier, within walking distance of the Palais des congrès, the Quartier international and Square-Victoria–OACI metro station. Griffintown, redeveloped since 2010 around the Lachine Canal, lines up new towers with terraces, pools and indoor parking, ten minutes on foot from downtown and Atwater Market. In both neighbourhoods, condo fees, the contingency fund and the Bill 16 study are part of analysing every unit.

At the island's ends, two bodies of water: Lac des Deux Montagnes at L'Île-Bizard, to the west, and the St. Lawrence River at Pointe-aux-Trembles, to the east. L'Île-Bizard, reached by the Jacques-Bizard Bridge, is a low-density borough 30 minutes from downtown via Autoroute 40, where waterfront lots often exceed an acre. Pointe-aux-Trembles runs along the navigable river downstream of the port; waterfront homes with direct water access can still be found there, 25 minutes from downtown via rue Notre-Dame or Autoroute 40.

The penthouse buyer is often a professional or couple leaving a suburban house for an asset with no exterior upkeep; the waterfront buyer wants the opposite — land, a dock, a view — without leaving the island or their job market.
